{"id":2066,"date":"2019-05-30T14:38:30","date_gmt":"2019-05-30T22:38:30","guid":{"rendered":"http:\/\/buildingfromscratch.com\/?p=2066"},"modified":"2019-05-31T09:10:53","modified_gmt":"2019-05-31T17:10:53","slug":"storm-water-management","status":"publish","type":"post","link":"http:\/\/buildingfromscratch.com\/index.php\/2019\/05\/30\/storm-water-management\/","title":{"rendered":"Storm water management"},"content":{"rendered":"<p>The storm water management for our property was designed by a civil engineer to met what our city calls Tier 3 storm water management.\u00a0 The tiers are just dependent on the size of the project, and ours was a large one, so we got the highest tier.<\/p>\n<p>The idea of storm water management is that you collect and filter all the water runoff on a property and \/ or create facilities that allow it to percolate into the ground.\u00a0 In our property, we have\u00a0 both.<\/p>\n<p>The bio-filtration basin does al the filtering of the collected water.\u00a0 The permeable paver driveway allows water to flow through and soak into the ground.<\/p>\n<p><strong>Bio-filtration basin<\/strong><\/p>\n<p>Our city doesn&#8217;t have someone that is &#8220;qualified&#8221; to sign-off on tier 3 projects, so we had to bring in another civil engineer for the sign-off, and supervision of the bio-filtration basin completion.\u00a0 We had to wait to finish that part until the special inspector could observe.<\/p>\n<p>The completion involved adding the plumbing (French drain at the bottom and overflow) and the materials inside.\u00a0 Here is the basin design.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-large wp-image-2067\" src=\"http:\/\/buildingfromscratch.com\/wp-content\/uploads\/2019\/05\/Screen-Shot-2019-05-30-at-3.24.27-PM-1280x514.png\" alt=\"\" width=\"730\" height=\"293\" srcset=\"http:\/\/buildingfromscratch.com\/wp-content\/uploads\/2019\/05\/Screen-Shot-2019-05-30-at-3.24.27-PM-1280x514.png 1280w, http:\/\/buildingfromscratch.com\/wp-content\/uploads\/2019\/05\/Screen-Shot-2019-05-30-at-3.24.27-PM-300x120.png 300w, http:\/\/buildingfromscratch.com\/wp-content\/uploads\/2019\/05\/Screen-Shot-2019-05-30-at-3.24.27-PM-768x308.png 768w, http:\/\/buildingfromscratch.com\/wp-content\/uploads\/2019\/05\/Screen-Shot-2019-05-30-at-3.24.27-PM.png 1723w\" sizes=\"auto, (max-width: 730px) 100vw, 730px\" \/><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-large wp-image-2080\" src=\"http:\/\/buildingfromscratch.com\/wp-content\/uploads\/2019\/05\/IMG_6213-768x1024.jpeg\" alt=\"\" width=\"730\" height=\"973\" srcset=\"http:\/\/buildingfromscratch.com\/wp-content\/uploads\/2019\/05\/IMG_6213-768x1024.jpeg 768w, http:\/\/buildingfromscratch.com\/wp-content\/uploads\/2019\/05\/IMG_6213-225x300.jpeg 225w\" sizes=\"auto, (max-width: 730px) 100vw, 730px\" \/><\/p>\n<p>First came 6 inches of large gravel, then filter fabric.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-large wp-image-2081\" src=\"http:\/\/buildingfromscratch.com\/wp-content\/uploads\/2019\/05\/IMG_6230-768x1024.jpeg\" alt=\"\" width=\"730\" height=\"973\" srcset=\"http:\/\/buildingfromscratch.com\/wp-content\/uploads\/2019\/05\/IMG_6230-768x1024.jpeg 768w, http:\/\/buildingfromscratch.com\/wp-content\/uploads\/2019\/05\/IMG_6230-225x300.jpeg 225w\" sizes=\"auto, (max-width: 730px) 100vw, 730px\" \/><\/p>\n<p>Finally, 24 inches of the special soil mixture, and this is what it looks like done.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-large wp-image-2083\" src=\"http:\/\/buildingfromscratch.com\/wp-content\/uploads\/2019\/05\/IMG_6543-768x1024.jpeg\" alt=\"\" width=\"730\" height=\"973\" srcset=\"http:\/\/buildingfromscratch.com\/wp-content\/uploads\/2019\/05\/IMG_6543-768x1024.jpeg 768w, http:\/\/buildingfromscratch.com\/wp-content\/uploads\/2019\/05\/IMG_6543-225x300.jpeg 225w\" sizes=\"auto, (max-width: 730px) 100vw, 730px\" \/><\/p>\n<p>We&#8217;ll probably build a lattice like structure out of some of the old redwood flood joists we pulled out of the house we tore down, as that 24&#8243; drop is a little more than I like having in our front yard where our kids play.\u00a0 Add that to the list of pick-up projects that remain.<\/p>\n<p>The theory is that the soil mixture harbors bacteria that can consume anything impure in any water runoff, so that only clean water will be put into the city&#8217;s storm water system (i.e., the street, which leads to storm drains).<\/p>\n<p>In reality, we are collecting water runoff from the roof gutters and surface drains around the property. There really isn&#8217;t anything harmful in any water that comes from those; it just rain water.\u00a0 But rules are rules.\u00a0 Sigh.<\/p>\n<p><strong>Permeable paver driveway<\/strong><\/p>\n<p>I posted some entries on the development of the driveway (<a href=\"\/index.php\/2019\/03\/06\/driveway\/\">here<\/a>, <a href=\"\/index.php\/2019\/02\/21\/driveway-progress\/\">here<\/a>, and <a href=\"\/index.php\/2019\/02\/14\/all-dressed-up-and-nowhere-to-go\/\">here<\/a>).\u00a0 The driveway, for the most part, seems like a normal driveway, despite being of the permeable paver variety.\u00a0 The gravel in the larger spacing between pavers does seem to come out from time to time, but I presume that will eventually settle down after what is going to come out, has come out.\u00a0 We&#8217;ll probably help it out a bit in a couple of weeks when we get the house power washed and windows cleaned; we&#8217;ll probably have them wash the driveway as well to get rid of the fine dust that remains from cutting pavers, and any dirt that got on them.\u00a0 I&#8217;m sure that will loosen up some more gravel.<\/p>\n<hr \/>\n<p>Now both of these features are done, and signed off on.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>The storm water management for our property was designed by a civil engineer to met what our city calls Tier 3 storm water management.\u00a0 The tiers are just dependent on the size of the project, and ours was a large one, so we got the highest tier.
